CTZ, the Place to Be

The Culpeper Tech Zone is designed with the hope of being the best example of cluster development in the world.

The Network Access Point of the Capital Region is in the CTZ, providing quick and diverse fiber connection options. The zone is situated with significant borders of US 29/15, a railroad and thoughtfully created buffers adjacent to other properties.

CTZ Incentives

The Culpeper Tech Zone by-right incentives offer a competitive tax reimbursement program and complimentary site development provisions.

The tax reimbursement program allows eligible companies to receive 40% of tax paid over five years, per qualifying event. Companies qualify when they invest $10 million and hire 10 employees at the prevailing average wage over a calendar year. Companies must maintain the qualifying amount to remain eligible throughout the five-year payment period.

Outside the zone, light industrial properties are restricted to 45 feet roof heights. Data center buildings inside the Culpeper Tech Zone are allowed to go up to 75 feet tall, providing an in-market advantage of being in the CTZ.
